As a discerning individual, you will want, not only the right home for you, but the assurance that you will be dealing with a fair and honest landlord who will dutifully fulfil their obligations to you. In return, you will do your part to respect the property and make all bills and rent payments on time. Regency Lettings and Property Management looks after the needs of its tenants every bit as much as it does those of its landlords - our tenants will attest to that!
 
Our landlords' obligations to you:
 
Should your property contain any gas appliances, a Gas Safety Certificate will have been obtained prior to your moving in. Periodic electrical safety inspections and PAT tests must also be carried out. The property must meet minimum standards for energy efficiency, evidenced by an Energy Performance Certificate.  With managed properties we will organise repairs for you speedily using our network of trusted and approved local contractors.
 
Applying for a property:
 
  • You will need to pay a £200 holding deposit whilst the references are being taken
  • You will complete an application form for the property
  • References and credit checks are handled via Homelet
  • You pay for referencing, tenancy agreement, part costs of inventory & check
  • A security deposit of 6 weeks rental is normally required prior to occupation
  • All deposits lodged with the DPS (Deposit Protection Service) in a custodial scheme
  • Rents are monthly in advance and do not usually include energy bills or council tax
  • Low Tenancy Setup and Admin Fees
