Tenant Fees

You will find that our tenant fees are extremely reasonable and fair:
£200 per property to reserve the property whilst references are taken.  This deposit will be offset from your security deposit if the application is successful.  If references are not suitable or false information given, or you withdraw your application no refund will be made.  If the Landlord withdraws you will receive a full refund.
Tenancy Agreement: Administration fee of £70 for drawing up the tenancy agreement.
Referencing Costs: £45 per applicant (or guarantor).  References and credit checks are carried out by Homelet.
Right to Rent Costs: TBA.  From 1st February Landlords need to check that tenants have a right to reside in the UK.  Checks will be carried out by Homelet Verify.
Inventory & Check-in: Costs vary on size of property from around £100 for a one bedroom property up to around £250 for a five bedroom property.
You will be given full costs before you apply for a property.

NEWS: The government are looking at banning or capping tenant fees from spring 2019.  At this time it is not know if this will include reference costs or charges by independent inventory clerks. 

RENEWALS: A fee of £50 is chargeable to tenants for all renewals.
SECURITY DEPOSIT: Equivalent to 6 weeks rental (2 months with pets).  All deposits are held in a custodial scheme with the DPS.
